Job Description

JOB TITLE: Maintenance Technician

1. DEPARTMENT: Facilities and Maintenance

1. SCOPE OF

RESPONSIBILITY: To maintain Hotel’s buildings, grounds, and equipment.

1. EMPLOYEE MANUAL: All employees must completely understand

the requirements of their job. Prior to being assigned to the position, a complete understanding of the Employee Manual is necessary since the person holding the position will be subjected to the rules and regulations listed in the manual.

1. ESSENTIAL TASKS:

1.Process and complete work orders that are transmitted to the Maintenance Department from the other operating units of the hotel.

1.Routinely inspect the hotel’s buildings, grounds and equipment. Schedule, assign and perform work as necessary according to priority of task.

1.Plan special projects as necessary. Submit ideas to the General Manager. After approval, solicit bids, then supervise and coordinate the project.

1.Maintain an effective preventative maintenance program.

1.Routinely inspect air conditioning and heating systems and change filters.

1.Along with Director of Maintenance interview and recommend candidates for hire in the Maintenance department.

1.Participate in the hiring, orientation, and training of each new Maintenance employee, completing the appropriate new hire activities.

1.Coach and counsel maintenance team members in a positive fashion in order to produce improved work performance.

1.Recommend disciplinary action for violations of employee conduct policy and poor performance of essential tasks. Complete documentation on disciplinary situations for approval by the General Manager.

1.Maintain an effective training program to ensure that all new Maintenance employees are properly equipped to execute their jobs.

1.Record all incidences of absenteeism or tardiness of maintenance team members to the Director of Facilities and Maintenance on the appropriate form.

1.Ensure proper clock –in procedures are followed by Mainteance employees. Monitor hours worked to prevent overtime. Approve time cards at the end of each pay period.

1.Ensure that all employees report for work in proper uniform.

1.Prepare work schedules for Maintenance Department team members.

?Assist Director in handling purchasing for the department, using proper purchase order procedures. Check all shipments to be sure they are complete. Ensure that invoices to be approved are returned to the General Manager in a timely manner.
?Responsible for the guestroom key security program. Maintain required records whenever keys are made for the guest room, changing locks anytime 7 keys have been made for a room.
?Responsible for ensuring proper storage, usage and disposal of all chemicals utilized by maintenance.
?Ensure that OSHA and HAZCOM procedures are followed.
?Maintain labor and other expenses to budgeted amounts.
?Aggressively promote the Inn’s policies on safety and security to all team members. A portion of all departmental meetings is to be dedicated to a topic in safety and security.
?Ensure that grounds are picked up first thing each morning. All trash must be removed and trash cans emptied before 830 am.
1.Coordinate grounds maintenance including grass cutting, watering, weeding, pruning, fertilizing, planting, and application of herbicides.
1.Maintain pool. Clean each morning during season and at least weekly during off season. Maintain chemical levels. Make sure pool furniture is straightened each morning.
1.Other duties as assigned.

Job Experience

Apprenticeship Program: None Level of Experience: 3 yrs maintenance or

Communication Skills related + 1yr supervisory
