POSITION DESCRIPTION PREVENTIVE MAINTENANCE Skilled Laborer

REPORTS TO: Journeyman Mechanic 1

POSITION SUMMARY:

To perform regular methodical inspections of housing authority properties and equipment to determine action needed and perform repairs needed to prevent future costly breakdown and/or repairs.

MAJOR DUTIES AND RESPONSIBILITIES:

  1.               Schedule checking, adjusting, cleaning, and lubricating of heating and other equipment.

  2.               Periodic checking of ranges, hot water heaters, space heaters and refrigerators for mechanical performance and for needed replacement of work or broken parts.

  3.               Inspecting, servicing, and replacing worn parts in all other electrical, mechanical equipment.

  4.               Checking and repairing plumbing fixtures.

  5.               Check pest control and painting.

  6.               Inspecting and patching of roofs, gutters, downspouts, and flashing.

  7.               Patching of paved surfaces correcting erosion and drainage deficiencies.

  8.               Installing protective barriers where needed.

  9.               HVAC repairs/ assessment.

KNOWLEDGE, SKILLS, AND ABILITIES:

  1.              Knowledge of the materials, tools, methods, and equipment used in a building trade such as carpentry, plumbing, painting, or electrical.

  2.              Ability to prepare estimates of materials and labor.

  3.              To work from plans and specifications.

  4.              Ability to work well with others.

  5.              Willingness and ability to follow oral and written instruction.

  6.              Ability to lead the work of others.

SPECIAL REQUIREMENTS:

  1.              Must have a valid state of Alabama vehicle operator’s license.

  2.              Must be bondable.

  3.              Must be insurable by agency’s fleet insurance carrier.

  4.              Must be willing to sign a substance abuse coverage form and test consent form.

  5.              Any combination equivalent to completion of high school and/or three years of experience using the tools of the trade in one or more of the building trades and/or grounds experience.

  6.              Any certifications in the housing repair area is a plus,
