Job Description

We are looking for a Project Manager to provide exceptional planning and execution of projects to meet and, whenever possible, exceed client expectations. Specifically, the Project Manager will contribute to the achievement of all profit, time, quality and customer satisfaction objectives on a project through excellent communication, efficiency and self-motivation.

We’re looking for a detail-oriented, driven candidate with a Bachelor’s degree and 5 years of experience as a project manager utilizing strategic planning, risk management and change management. The candidate needs the ability to establish professional, trusting and meaningful relationships with the entire project team.

Competencies

Establish profit, time objectives and Project Status Reports for review and approval.
Develop project big packages and develop trade partner agreements for approval.
Review, approve and manage budget.
Monitor and report on project progress.
Track and manage cost reporting of local jobsite accounts and field purchase orders.
Collaboration

Plan and implement projects utilizing information, experiences & ideas from all team partners.
Build and maintain trusting and transparent owner, designer, trade partner relationships.
Procure project permits with all necessary agencies.
Manage Owner Furnished Equipment verification and delivery process.
Define tasks and required resources.
Manage trade partners.
Assist the Superintendent to create schedule and project timeline.
Help collect and manage project team.
Negotiate agreements with trade partners in a timely manner.
Manage change order process for timeliness.
Help define project scope, goals and deliverables (Conditions of Satisfaction).
Manage material procurement.
Manage closeout process.
Manage owner purchase order system and owner controlled insurance.
Continuous Improvement

Recognize significant risk issues and review with executive management.
Evaluate and assess result of project.
Implement and manage change when necessary to meet project outputs.
Present reports on progress, problems and solutions to stakeholders.
Leadership Development

Help lead and support quality assurance.
Allocate project management resources.
Participate actively in R&M performance standards evaluations, demonstrate awareness of self-development needs, and strive to achieve goals
Provide guidance and assistance to team members; mentor assistant project managers, field engineers, project engineers and college co-op/interns
Learning Environment

Evaluate and interpret all contract documents.
Research, test, and teach the use of emerging technology

Job Qualifications:

Excellent computer skills in all Microsoft Office Programs; working knowledge of Timberline Cost Reporting preferred; working knowledge of other type of Project Management software preferred.
Ability to calculate figures & amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, & volume. Ability to apply concepts of basic algebra & geometry.
Ability to use basic reasoning and to resolve issues quickly with little or no direction, to interpret a variety of instructions in written, oral, diagram, schedule format, good negotiating skills, and to make good judgments & decisions.
OSHA 10 Hour certification preferred. If not current, must receive within first year of employment & keep current. LEED AP certification is a plus.
Knowledge of all facets of ground up Healthcare Construction/Renovation.
Ability to manage an independent project up to $75M or any size larger.
Advanced blueprint reading ability.
Thorough knowledge of mechanical/plumbing and electrical systems.
Ability to recognize quality work.
Knowledge of industry safety procedures.
Thorough knowledge of estimation, preconstruction and all phases of a construction project.
Ability to frequently sit & use hands to handle objects or controls, to occasionally stand & walk jobsite.
Ability to regularly lift/move up to 50lbs, frequently lift/move up to 100lbs, and occasionally lift/move more than 100lbs.
Distance and peripheral vision, depth perception, and ability to adjust focus.
Ability to occasionally work in outside weather conditions, to frequently work near moving mechanical parts, to occasionally work in high, precarious places and to be occasionally exposed to wet/humid conditions, fumes or airborne particles, toxic or caustic chemicals, risk of electrical shock, and vibration.
Ability to endure moderate to high noise levels at times

This position is an Exempt position and is not subject to overtime pay.
This position is assigned to jobsite locations; travel/relocation is required.
This position is part of the Operations Department and reports directly to Operations Manager of assigned project. This may change from project to project, but will be addressed at the beginning of each project.
