Maintenance Mechanic

Job Description:

Under the supervision of the Maintenance Supervisor, the Maintenance Mechanic performs semi-routine tasks related to the maintenance, repair and modification of buildings, grounds and equipment as requested.

Pay Rate: $30,132.00 per year.
Work Schedule: Monday through Friday, 8:00 AM. to 5:00 PM. Overtime available and mandatory.

Job Duties:

Independently performs a wide range of building and grounds repairs and maintenance functions, calling for physical exertion frequently. Responds to requests for service, determine what is needed to complete the requests and obtain material as required. Repairs plumbing fixtures and pipes such as toilets, sinks, drains, valves, and controls. Digs ditches and holes to uncover leaks, and, once found, repairs leaks to pipes and valves. Repairs burner controls and switches, and rewires electric ranges, and performs minor electrical work on refrigerators. Performs other repairs on appliances. Repairs and installs HVAC systems. Replaces filters, heat registers and thermostats, realign and attach ducts. Install or repair pipe insulation. Repairs or replaces electrical switches, outlets, lighting fixtures, circuit breakers and fuses. Repairs windows, doors, door frames, locks, mailboxes. Repairs alarm systems, including controls. Install and/or repair small sections of chain link fencing and perform minor repairs on wood fencing. Repairs mechanical equipment, such as power mowers, hedge clippers, and other pieces generally used by the maintenance force. Forms, places and finishes small areas of concrete sidewalks or pads. Orders materials, supplies, and equipment for repairs and work as needed and for others working on team in accordance to the procurement policy. Inspects apartments for maintenance work to be done as a result of a tenant request or work order. Performs routine cleaning duties on vacates, including appliances. Shampoos carpets and waxes floors. Performs painting duties of the interior and exterior of buildings. Plans and carries out preventive maintenance and regular repair program for buildings and fixtures and other PHA property. Uses a wide range of hand tools and equipment such as drills, hammers, pliers, electrical testers, hand and power saws, cutters, plungers, threaders and wire brushes. Performs other duties as assigned.

Job Requirements:

Requires 5 years of experience. Certification to work as an HVAC Technician. Requires a High School Diploma or GED. Requires a current, valid Driver’s License. Requires a background check and drug test. Working knowledge of and skill in applying knowledge in plumbing, electricity, heating, carpentry, painting and mechanical equipment. Knowledge of building construction practices and terminology. Knowledge of tools and methods used in a wide range of building maintenance work. Knowledge of occupational hazards and safety measures, including fire prevention. Ability to read schematics, prints or as-built drawings and troubleshoot problems. Ability to perform complicated building maintenance tasks of varying difficulty independently. Ability to understand and carry out oral and written instructions and direct the work of others, such as laborers and aides. Ability to work harmoniously and respectfully with staff, residents and the public, and communicate effectively with customers and employees in person or over the phone. Ability to work in hazardous and adverse conditions, such as sleet, snow, heat, cold, dust and dirt, as well as cramped quarters and high places. Ability to lift heavy objects into and out of trucks, or other carriers, stand for long periods, and see to read a variety of material. Must be able to lift, carry, push or pull light to moderately heavy objects. Must have dexterity of hands to operate hand and power tools.
